I was wondering when does the lease rates lock in, when you place the order or when you make your payment 30 days prior to ED pickup? And when does the first month start, 30 days before pickup or at pickup in Munich?

First month starts 14 days from pickup, 2nd month is paid for by BMWFS with the .0003 rate add on for ED leases.

But I was just wondering because I want to order it now, but I suspect 2005 rates will go down in July, so could I order it now and then 14-30 days prior to pick up get the new hopefully lower rate?

It is quite simple. Get approved from BMWFS That will lock in your rate for 60 days based on current rates and residuals. If the rate and residual changes you get to pick which ever is best for you. You can not lose DO not let the dealer tell u some other story. You must add .0003 MR to lease MR factor for ED. BMWFS will cover your second payment you pay the first at lease signing. I live in Jacksonville and can give you the name at the local dealer to keep your dealer honest  . Just PM me. Just returned from Munich after picking up my 545.

Oh sounds good, I guess I will order it up then and not wait 2 weeks until July, hopefully rates go down! I know I added the .0003 to my calculations..hopefully I can get the .0010 plus the ED rate adder...was wondering about .0007 MF's how I get that with MSD's? HOpefully they are returned and not part of Cap cost?
Its true that the rates and residuals will go up for a 2006 right? And they cant get much better for a 2005 than they are now? Hopefully I can order it now get it built in a month pick it up and get it shipped in 4, that would be ideal..I hate to buy a 2005 in mid august or later but I guess if its that much cheaper and better than waiting until Oct or November for a 2006..
